Beds were very comfortable. We asked for a quiet room and were moved to one at the rear of the property. It was very quiet. Our daughters stayed at the front and the road which is immediately outside. It is a little noisy so if road noise is a problem for you make sure you get a room at the rear. The breakfast is very good with plenty of choice - once you can get to it.
