Location was wonderful just at the old town. Staff were very kind. Little terrace off the room was good for quiet reflection. It had a rack to dry my clothes that I hand washed. Very convenient.

Everything was great. The facilities were as good as new and our room was very tidy. We got help from the room service fast as our baby had a accident and made a mess. The staff always greeted with a smile and spoke good English. The breakfast buffet included in the price was exquisite.

If you want to visit here during the off-season like we did, understand that most of the restaurants close after lunch during this time of year. We came in mid-January. Obviously, it will be too cold to enjoy swimming in the beach. But walking around the historic centre was very nice. It was nice that there were so few people in the town during our time there. I would recommend it, if you are into that sort of thing. It was a great chance to take some nice pictures and videos without a lot of people, and/or crowds. There was only one restaurant open for dinner, that our Hotel recommended to us. We tried to find other options, but there were none. Also, the Villa of Tiberius is closed on Monday and Tuesdays.

We were looking for a beach stay not far from Rome. Sperlonga is 2 hours south of Rome. I highly recommend this beautiful beach community. It’s quiet, with a lovely street of shops and restaurants. But it’s all about relaxing on the beach.

If you like to travel and immerse yourself in the culture of a country, Villa Epi is the place to stay. Marco, the host speaks English, the vacationers are local people from surrounding areas in Italy. We ate a local restaurants. Getting around Sperlonga was challenging because Villa Epi is on the outskirts of the town, however Marco is at your service. He will bring you to the town, pick you up, free of charge.

Sperlonga is such a gem, filled with nice restaurants, cafes...
Sperlonga is such a gem, filled with nice restaurants, cafes and small shops during summer season. Lovely boat excursions and interesting history with excavation of Tiberius villa. Plenty of beach options nearby, also if you would like more secluded places. Renting a boat must be ideal to reach these places.
Not so easy to move around to nearby villages without a car or taxi. Bus routes not so developed.

The village of Sperlonga is beautiful, so many gorgeous little walk ways and paths to explore. The restaurants were amazing, with really good seafood. The beach was lovely, it was too cold to sit on, but to walk along and collect shells with my daughter was lovely. It was beautiful and would recommend.
The BEAUTIFUL sea front location of this property makes this place a 10 STAR place to stay. It’s clean. The staff is SO friendly and OVER-accommodating and the private beach club is so convenient, with bar service to your lounge. All of the rooms have an ocean view and it was GREAT to go to sleep and wake up to the sound of the ocean each day. The breakfast was EXCELLENT and we had such a beautiful time in Sperlonga! I wish we could have stayed in this place longer! Quiet. Clean. Romantic. Was perfection!
The kind and warm hosts; Manuel, Paola and the rest of the lovely family amd staff. We felt very welcome and very well taken care of.
The property is surrounded by a huge garden of lemon trees. In the morning we were served this fresh lemonjuice for breakfast. The breakfast is amazing and don’t get me started on the home baked cakes. Especially the delicious apple cake!
We stayed for 9 days and rented bikes, which are available at CaSolare. It’s only a 15 min bike ride away to Sperlonga town/beach.
Amazing location! We come to sperlonga every summer as we have family there. This is the most spacious places I’ve stayed in sperlonga, with the charm of the old town center. The house has been updated and despite the central location, the windows are great at keeping sound out at night. The AC was also a big help! Amazing place to stay with a family or group and we definitely plan to book again.
The location was excellent walking distance to Sperlonga strip (new town) and all the restuarants, great grocery store and beach. Could not be a better location. Excellent brand-new crib, mattress and baby sheets. Host was very friendly and helpful in showing us the keys and where everything was. Would definitely stay again when WIFI is up and running.
The location is great. There is a nice sandy public beach right outside the yard gates, and it is about a 20 minute walk into the old town. It is a little more basic than some places, but it is perfect for a beach holiday - there is even a shower by the back gates to get rid of the sand before you go into the house.
The staff was incredibly friendly and helpful. I had an issue with my rental car, and they helped me enormously by calling the rental company and speaking in Italian. It really was such a big help to me. The hotel is charming, comfortable and in a short walking distance to a beautiful beach. We didn’t want to leave!
Overall for the price I am very happy with the hotel, only heads up would be it is a bit far from the beach and center if you are on foot. If you have a car this place is perfect, if you don’t have a car considering renting a bike or be prepared to walk 20 minutes to the beach and 40 to the center
Very spacious and artistic villa, thanks to the warm host who upgraded the suite for us, we spent the whole afternoon swimming on the adjacent beach, walking to the small town of Sperlonga with wonderful streets and a variety of gourmet options. I love it here so much. We'll be back.
The hotel is very clean and comfortable. Staff very friendly, rooms while quite small served their purpose. The hotel is B&B which is important as you are not near other cafes/bars. There is only a short walk to the beach.
Location is amazing, right in front of the beach and with direct access to the old town. The staff was very friendly and honest, and the beach is beautiful- you also have a private pass to it if you stay at the hotel!
everything was so spacious and comfortable. it was the only apartment available so we booked a 3 bedroom for the 2 of us - and we had plenty of space. the facilities are great and only a block walk to the beach.
Location was exceptional. Staff were amazing. beach and sea were wonderful. Breakfast and room were spot on too.
