Charming from the first moment, everyone went out of their way to make us feel welcome throughout our stay. The food was outstanding (both dinner and breakfast), great selection of drinks in a cosy bar, spacious rooms & beautiful grounds. There’s a range of thoughtful little touches, like home-baked shortbread with the tea & coffee supplies in the room or starched linen napkins at dinner. And the same warm hospitality was extended to our small children. We were very impressed and look forward to returning.

The room was fabulous, excellent decor and furnishings, facilities are great, bed was comfy. Liked the bay window seat. The breakfast has plenty of choice for fussy eaters like me and Ringtons tea. Didnt dine but the menu looked interesting.
We loved our stay there

Spacious room with great views. Perfect room for us as a family as we had a separate area for our daughter. Super comfy bed and a great shower! Lovely garden and grounds as well and dog friendly. Also great hot tub and pool!

Liked everything about it, very quiet and peaceful, could hear and see the birds. The location is fairly central to Cockermouth and Keswick. We loved Mirehouse too, definitely worth a visit and that is close by.

A quiet little village in the north of the Lake District far enough away from the main towns of Keswick, etc. to enable you to enjoy the peace of the Lake District without the crowds. Some nice pubs in and around the village where you can experience the local atmosphere and mix with the locals. Best to have a car to explore the areas around the village.

Covers a Friday on an outward joyride <500 miles and an inward of similar distance on the following Monday. Allocated a large room at £119 on Friday and a noticeably smaller one on our return on the Monday at a rate of £129 - no explanation. The hotel allows dogs in dining areas and it was overrun, one customer had 3 dogs, all filthy. Hotel should allow in one area only

Good food, good beer and some nice wines. Friendly staff.
Good food, good beer and some nice wines. Friendly staff.
My room was a little overpriced for what it was (a small double) would be very cramped if two people sharing, but was adequate for the nights stay I needed. I travelled down from Scotland on my way home to London and stopped on the way overnight just to get a dinner and some rest.
The room was in front of a shared entrance so could be noisy and the other guest rooms were close so could occasionally hear talking and general noise. The window opens up onto the road and the car park opposite so can also get noisy if guests arrive or leave.
The location of the premises is perfect for access to walks and the lakes.

Fabulous location for walkers.
Fabulous location for walkers. Great variety of routes of different ranges of difficulty. Ospreys are back nesting at the southern end of the lake for bird watchers. Range of other activities too for none hikers!
Although in a rural location, in about 30 mins drive you can be in Carlisle or by the sea at Maryport, and in Keswick or Cockermouth even sooner. The gardens at New Park Farm were lovely, and we enjoyed watching the hens, sheep and cows in the surrounding fields; the upstairs lounge had good views of the nearby hills. The bedroom was pleasantly cool on warm days (in July). There were several nice touches: we were very pleased with the pint of milk in the fridge, and the bottle of wine, chocolates, and fresh flowers on the dining table.
The location was fantastic - close to Skiddaw, Blencathra, Bassenthwaite lake and Keswick (5-10 minute drive). Great location for hiking and only a short drive from the lake for a swim. Abby and her mum were very welcoming and friendly. The room was nicely finished and very clean and the breakfast was tasty. Having a hot breakfast option as well as the continental breakfast in the room was handy given there are no shops in the immediate vicinity.
Excellent location on the flank of Skiddaw and a short drive to Keswick. Ideal location for the North lakes and surrounding area. We liked the farm environment and everyone was super helpful. The interior of our room was exceptional. The window was a bit small but as we spent most of our time out doors it isn't really an issue. We were able to plug in our EV for charging.
The lodge was of a very high quality and cleanliness, exceptionally presented inside and out. Great kitchen and utensils. Great showers. Very comfortable beds. Couldn't have been happier, an absolute credit to the owners. Very quiet site and area. Ten minutes drive into keswick. Stunning hills and mountains all around. Absolutely recommended, and would 100% use again.
This hotel is located in a quiet location close to Sale Fell. Lovely room, clean and tidy. The shower was fantastic, especially the handshower was like a high pressure cleaner.
View on lovely maintained garden in true ‘geoffrey smith’ style.
The walk up Sale Fell which starts from the hotel is worth walking. The views from the lop are really awesome.
One of the nicest and best equipped caravans we’ve ever stayed in. Everything was excellent quality, the beds in particular were extremely comfy. Great walks about the park and only 10 mins from Cockermouth, 15 mins from Keswick. Amazing value for our week in February and would definitely return.
Very comfortable room on the edge of Bassenthwaite lake. Generous tea tray provided with homemade biscuits. Flowers on the windowsill were a lovely touch. We made use of the fridge to keep breakfast & picnic foodstuffs.
The luxury shower gel, soap & hand lotion were also appreciated.
Very special place. This gorgeous farmhouse was the perfect home base for our family visit to the lake district. You could spend your entire trip just enjoying the immediate surroundings. Everything was clean, comfortable, and like the pictures but more beautiful!
Gardens are beautiful. Bathroom was very nice.
Access to the fells Sale, etc. was excellent. They had two decent draft beers on tap.
Breakfast was very nice and a good selection from the continental area as well as the à la cart menu.
Plenty of good parking.
We have visited for years since our honeymoon. It has changed and lacks the finesse and detail like fresh flowers and a lounge to sit in which most hotels have. We understand the changes are needed for it to survive and be economically viable.
Well maintained, beds were comfortable, kitchen was well equipped. Location was good, just 15 minutes’ drive from Keswick and very close to Bassenthwaite lake which is not busy. Games room is good - we played table tennis
Lovely cottage in central Bassenthwaite. A short walk from the local pub and amazing scenery out of each window. Comfy beds, nice shower, clean and tidy. Keys were in the box as expected, checked in with no issues.
From my room, to my G&T's on the patio, to my dinner, to my breakfast, everything exceeded my expectations....so much that I just returned from another one of the Inn Collection's hotels.
A beautiful building large and well furnished with lots of areas to relax inside and outside. Good location, overlooking Bassenthwaite , not far from Keswick and Cockermouth.
A wonderful place to stay. Staff is very friendly and helpful. The room was extremely spacious, the bathroom a marble. Very clean. Breakfast and dinner were delicious.
It had all of the facilities that you need for a comfortable stay and the location is stunning as you are a stones throw from the Keswick and Bassenthwaite.
