Room 2, small but beautifully decorated in keeping with the property character. Bed very comfortable. and shower lovely. The young lady who checked us in was lovely and cheerful which made us feel very welcome. Breakfast was fantastic and again the staff were lovely, all smiling and greeting guests which created a lovely warm atmosphere.

    The approach to the property is off a main road (York to...

    The approach to the property is off a main road (York to Harrogate) and is difficult to see. The drive into the property is narrow and twists and turns through trees, Signs on the door are not that welcoming, particularly an instruction to take off shoes when entering. Had we been just passing traffic looking for a B&B rather than having already paid, we would have turned around and gone on to somewhere else. The whole property which includes a small lake is very heavily wooded. Once inside however it is most satisfactory apart from the lack of space for opening luggage.
