Front desk was friendly and welcoming. The hotel is very clean and updated. Our room was comfortable and the bathroom was bright and filled with nice smelling soaps. Breakfast was delicious and the menu varied everyday during our 4 days stay. The hotel is conveniently located near a very nice Chilis and Aldi’s. The location is great as all the attractions (Breakers and Marble Hill mansions, Cliff Walk, Wharf) is a short drive away (about 15 mins). My family and I enjoyed our stay here very much!

Middletown is a great location to visit Newport and other areas of Rhode Island. I love Second Beach and our hotel was a 5 minute drive from the beach. It's also super close to downtown Newport and the Cliff Walk.

Stayed in Middletown to be close to Newport. It was the perfect distance away from the center of Newport. Middletown seemed to be more of a residential area and we didn't spend much time there, except to stay at the Inn.

It was also close to downtown newpirt and most 9f the sightseeing etc. There were restaurants and beaches very close. We enjoyed the smaller more intimate property

What did we like? We loved, loved, loved the location! The Sea Breeze Inn is close enough to downtown Newport's shops and eats to get there conveniently, and yet it is far enough away from all that traffic and congestion so you can relax and enjoy some solitude. We also liked the fact that the windows in our room actually worked as windows are supposed to, letting in those great ocean breezes, and letting us breathe fresh air. We also liked the cooked to order breakfasts each morning.
This hotel exceeds my expectations.. I booked this hotel last minute and was abit nervous about the cleanliness of the place but I was shocked.. I stayed in a king size room: it was spacious, clean, fresh and very welcoming. If your in this area, you should consider staying here. Ooo not to mention the receptionist, unfortunately I don’t remember her name but she’s Jamaican. She is just awesome.. very polite and gave us good restaurant recommendations.
Excellent Little Motel. Very, very clean. It is small but everything was immaculate. Very quiet area that is close to a ton of Restaurants, Grocery Stores, Beaches and Newport. We took the ferry to Block Island for the day which was a 10 min drive. Awesome location. Very friendly owners that were very accommodating. Ice machine on site to fill your coolers for the beach. Beautiful Sunset in back yard! Can't beat the price.
Even though the rooms were older they were large and very clean wood floors no carpets. The hotel was an older house in town made into a hotel which made it feel like you were in old Newport area. The hotel however was very close to food and gas so you were close to modern civilization. You had both the old and new which made it more interesting they just staying in your everyday hotel.
Location was great - only a 10 to 15 mins drive to the mansions and downtown Newport. Room size of the 2 king suite was very good and water pressure was great. Coffee and tea were available 24/7 at the lobby. Staff were helpful when I had some issues with the WIFI. Housekeeping was quick and efficient - they came by everyday.
Very friendly and welcoming staff, beautiful, nice interior design, comfy beds, restaurant and bar staff very friendly. At first we were surprised to see the hotel located at a busy road, but the hotel then turned out to be very quiet and relaxing. Close proximity to all tourist attractions in Newport.
Hotel staff was available at all times and very conscientious. Room was updated, comfortable, and very clean. Location was a very short easy drive (within 3 miles) or long walk to many great Newport attractions & great dining.. Loved watching over 30 swans on the pond!!
Never disappoints! My partner and I love this hotel when we go on Newport trips, it's our go to. The location is excellent, there's a vineyard right next door and close to stores/beach. It's off a main road but despite this, the hotel is quiet at night!
The room is a nice size room and the bed was very comfortable. However, the room does need some updates(walls, bathtub). Location is perfect and close to the beaches and downtown. The price is a bit high for this type of hotel.
The location was perfect for my cooking class, and the price was more reasonable than other hotels I’ve stayed at. It”s nice to be in downtown Newport, but it was very crowded due to 2 cruise ships in the harbor!!
